There are definite steps that you can take to accelerate the closing on a property. 
■ Put together a proven team. Make sure they are individuals who are knowledgeable with the local market
■ Begin your property search as soon as possible
■ Anticipate glitches and problems, such as trying to close on or near the end of the month, closing near a holiday, etc.
■ Attempt to incentivize team members to direct their energies toward the deal
■ Don’t use your credit card to buy anything before you close
■ Don’t switch jobs before you purchase your home
■ Have extra cash necessary for closing costs (verify with your title company)
■ Get early title searches done
■ Have appraisals completed in advance of the closing
■ Inspections – make sure your inspections don’t result in any surprises
You can’t predict, with absolute certainty, how long exactly it will take for a real estate deal to close. But you can keep each of the players “moving the ball forward.”
