Start with the Bathroom: Remove all the toiletries you have on display (nobody wants to know you use Head & Shoulders). Buy new display-only white towels, new soap dishes, toothbrush holder, shower curtains and bath mats. Replace the toilet seat.
Create a folder for paperwork: In the folder include utility bills, major purchases and repairs, tax bills, and if necessary, rental agreements.
Keys and Locks: When selling your home, access to your home is key, excuse the pun, to the sale. Buyers, agents and others will need to have access to the property. Consider purchasing a lockbox.
Tackle the Kitchen: The kitchen is the room in which many buyers make the decision to buy or pass. According to agents, kitchens are critical to the sale. Remove blenders, grills, toasters, and other items that can clutter the kitchen counters. Make sure that the cupboards are clean and pristine. Organize your dishes. Clean the fridge. Another big one is to remove the magnets, photos and calendars on the fridge and the walls. And it’s a good idea to have a bouquet of fresh flowers somewhere in the kitchen.
Lighting: Change your light bulbs, and if there are shades that need replacement, now is the time. The lighting makes a significant difference to how a home looks and is perceived to buyers.
The Bedrooms: The bedrooms need to be very clean, bright, fresh-smelling, and not be cluttered with lots of chachkas and photo frames. Make sure your shelves are organized and clean. Don’t forget to straighten out your closets and shoes.
The Living Room: When giving your living room a fresh look, throw pillows are clearly an easy way to kick things up a notch. Get rid of the stray books, the magazine rack and any accumulated clutter. Pay attention to any wires and keep the ‘lines of the room’ as free from stuff as possible.
