For years, we’ve heard that roughly 65% of Americans own their homes. That statistic has long been used to describe the strength of the nation’s housing market and the American Dream of homeownership. However, new research from the Federal Reserve Bank of Minneapolis suggests the story may be more nuanced—and it offers valuable insight for New Jersey real estate professionals.

Looking Beyond Traditional Homeownership Statistics
The commonly cited homeownership rate, published by the U.S. Census Bureau, measures the percentage of occupied housing units that are owner-occupied. In other words, if the owner lives in the home, the property is counted as owner-occupied.

But there’s an important distinction. The Census measure does not indicate how many adults actually own a home. The Federal Reserve’s new metric, called the Homeowners-to-Population Ratio (HPOP), measures the percentage of adults who personally own residential property. Using this approach, researchers found that only about 53% of American adults own a home—significantly lower than the traditional 65% figure.

Why the Difference?
Today’s households often include multiple generations living under one roof. For example:

* Adult children living with their parents.
* Aging parents living with adult children.
* Siblings sharing a home.
* Roommates where only one individual owns the property.

Under the traditional Census calculation, everyone living in an owner-occupied home contributes to the perception that the household represents homeownership.

The HPOP measure tells a different story by asking a much simpler question:

How many adults actually own a home?
According to the Federal Reserve researchers, approximately 14% of U.S. adults live in owner-occupied housing without being homeowners themselves.

Why This Matters for New Jersey
While the study examines national housing trends, its findings are particularly relevant in high-cost housing markets like New Jersey.

Affordability challenges, elevated home prices, higher interest rates, and limited inventory have made purchasing a first home increasingly difficult for many buyers.

As a result, more adults are delaying homeownership by:
* Living with parents longer.
* Sharing housing expenses with roommates.
* Remaining in multigenerational households.
* Waiting longer to purchase their first home.

For New Jersey agents, this represents an important shift in understanding today’s buyer.
