The first phase of Monmouth Mall’s massive redevelopment into Monmouth Square is taking shape, with Barnes & Noble opening a brand-new store at the center of the project on November 20. The grand opening will feature a ribbon-cutting ceremony and a book signing by author James Murray, signaling the start of a new chapter for Eatontown, New Jersey.

This opening comes just weeks after the closure of the retailer’s previous Monmouth Mall location, which is set to be demolished to make way for a Whole Foods Market. The new bookstore, situated near Macy’s, is a key milestone in the $415 million transformation of Monmouth Mall into a modern, mixed-use community hub.

A Rich History of Community

Originally opened in 1960 as a small, open-air shopping center, Monmouth Mall grew over the decades into one of New Jersey’s premier retail destinations. By the 1970s, it was enclosed and expanded to accommodate a growing population and changing shopping trends. Over the years, the mall has hosted iconic department stores such as Lord & Taylor and JCPenney and served as a social and economic hub for Eatontown and the surrounding communities. Now, after more than 60 years, the mall is undergoing its most dramatic transformation yet, reimagining its role in the community for the 21st century.

A Vision for the Future

The Monmouth Square redevelopment, led by Kushner Companies, includes:

  • 1,000 Luxury Apartments: Designed for upscale living, with 125 units designated as affordable housing.
  • Outdoor Community Spaces: Walking paths, event areas, and open-air shopping spaces to promote connection and leisure.
  • Modern Retail Anchors: The addition of a Whole Foods Market and other retailers within 990,000 square feet of newly designed retail space.

Kushner Companies began work on the project in May, demolishing 600,000 square feet of retail space, including former department store anchors Lord & Taylor and JCPenney. This reimagined space reduces the mall’s retail footprint by 40% and shifts the focus toward creating a vibrant, multi-use community.

With construction well underway, Monmouth Square aims to become a destination that blends residential, retail, and recreational elements. The addition of luxury apartments and affordable housing units reflects a commitment to accommodating diverse needs within the community.
