    • Farmers’ Markets: These are excellent places to mingle with locals and engage in casual conversations. Markets in towns like Red Bank, Cream Ridge, Keyport, Manalapan, Howell or Asbury Park attract diverse crowds and provide opportunities to network.
    • Local Festivals and Fairs: Events such as the Monmouth County Fair or Ocean County’s various seafood festivals offer relaxed settings to meet potential clients. Be accessible and friendly, and if asked, be able to offer a market insight that would be helpful.
    • Networking Mixers: Join local chambers of commerce or business networking groups. In my own town there is the Bradley Beach Business & Community Alliance. These communities allow you to meet other professionals who may know someone needing to sell their home, and possibly use someone familiar to them.
  2. Online Platforms and Community Groups:
    • Social Media Groups: Join community-focused Facebook groups or Nextdoor, where locals discuss neighborhood issues and community news. Be an active contributor by offering helpful tips and hacks related to home ownership and the real estate market in general. Everyone wants to know the most knowledgeable person when it comes to selling their home.
    • Local Online Forums: Platforms like Patch or Reddit’s NJ community can be great places to share your expertise regularly and engage with locals by answering their specific questions correctly.
  3. Educational Workshops and Seminars:
    • Home Selling Seminars: Host workshops that educate potential sellers on the home selling process. These can be done in person, and then the videos of them can be placed on YouTube. When it comes to in-person events, local libraries are great venues.
    • DIY Home Improvement Classes: Partner with local hardware stores to offer classes on home improvement, positioning yourself as a resource for those considering a home improvement project prior to selling their homes.

Creating Compelling Content for Home Sellers

  1. Market Insights and Trends:
    • Sharing blog posts or video content about current real estate trends in Monmouth and Ocean counties is a MUST. And don’t just give them statistics, such as average home prices and days on market, but add some of the facts behind the facts. We all know that people don’t just decide to sell their house like a pair of jeans; the process usually takes months before sellers pull the trigger and decide to sell.
  2. Success Stories and Testimonials:
    • Showcase your successes through case studies and client testimonials. Highlight how you help sellers achieve their goals, as a result of your expertise and negotiation skills.
  3. Neighborhood Spotlights:
    • Create content focusing on specific neighborhoods, showcasing their best features such as schools, parks, and local restaurants.
  4. Home Selling Tips and Guides:
    • Provide valuable content, such as staging tips, timing strategies, and market-driven pricing. Offering free resources, like an eBook on preparing a home for sale, or the best renovations to increase a home’s value.
