Navigating the real estate landscape in Monmouth and Ocean counties can be both rewarding and challenging. As more new listings hit the market in 2024, agents have to be more judicious in pricing these properties, to avoid the temptation to overprice the homes in the hopes of getting the best price. Still, agents not only have to price the properties right, but present them well, work with multiple agents and even institutional buyers. All of these factors have to be considered when marketing a property with the ultimate intention of a sale that satisfies both buyers and sellers.
Monmouth and Ocean counties have seen population growth, especially after COVID, keeping buyer demand strong, as seen in the depletion of inventory.
Back in 2019, Monmouth County had nearly 3,000 single-family homes on the market. In June of 2024, that number slid down to 1,216. And Ocean County had 4,021 in 2019, and in 2024, had just 1,369 properties for sale.
Demand for Monmouth/Ocean County properties continue to maintain a heathy stream of buyers, and with Netflix coming to the old Fort Monmouth with 10,000 new jobs by 2027, property values and demand is projected to stay strong.
So, with this kind of market, with excellent schools, picturesque small towns and communities, not to mention the iconic Jersey Shore vitality, coastal towns of Ocean and Monmouth counties are places people tend to want to call home.
In addition, Monmouth still boasts its access to New York City, with New Jersey Transit and the Parkway and Turnpike, all of which adds to its perks.
