It is a given that real estate agents are adapting and adopting their marketing strategies by using intelligence platforms to replace what search engines had formerly offered consumers. The fact is that the original search engines don’t exist anymore: all search is now AI-enhanced.

This is forcing agents to now reflect this shift when marketing their property services.

The change represents a significant reconfiguration in how potential clients discover real estate agents when using AI-driven platforms such as ChatGPT, Google Gemini, Microsoft Copilot and Perplexity.

Each Platform Requires Customized Approaches
What may not be broadly known is that ChatGPT, the most widely recognized AI tool globally, relies upon the Bing search engine for its source material as opposed to Google. The Bing platform leans more heavily on informative, well-structured content with strong headers and avoids industry jargon and AI-generated content.

Google Gemini is gaining increased use since with every Google search, an AI-generated overview now appears at the top of any Google search results.

The real estate agents who already rank high in traditional search engine optimization will most likely retain an advantage, as Gemini draws directly from Google’s results.

Microsoft Copilot’s usage is also growing as a result of its integration within Microsoft 365, Teams and Edge applications. Copilot, like ChatGPT, depends upon Bing for search functions. This reinforces the dynamic relationship between ChatGPT and Bing.

Finally, Perplexity AI, which is ranked fourth among AI chatbots by PC Mag in 2026, differentiates itself through its transparency in results. Each citation includes a live web link, which allow users to verify original sources and veracity. The Perplexity’s live search capability delivers more immediate results than other AI assistants, which often depend upon older cached databases, making it more attractive to the professional researcher rather than average consumers.
