Morris County, NJ: September 2026 Single-Family Home Sales

Morris County’s September market showed more sellers and fewer buyers closing, but prices still moved higher. New listings rose 9.1% year over year to 518, while closed sales fell 7.8% to 306. The median sale price climbed 2.1% to $738K, and homes sold for an average of 104.0% of list price, up slightly from 103.6%, so bidding competition remains alive.

Inventory is the clearest shift. Active listings grew 14.2% to 757, lifting months of supply from 2.2 to 2.5. Homes also took a bit longer to sell, with days on market rising from 28 to 30. Supply is improving and the pace is easing, but at 2.5 months the county is still well within seller’s-market territory, which typically runs under 4 to 6 months.

Takeaway: Despite the fact that buyers have more choices and slightly more breathing room than a year ago, mortgage rates are still representing some serious purchasing headwinds. And even well-priced homes are still selling above asking and values continue to rise. Sellers who price accurately remain in a strong position, while overpriced listings will likely feel the added competition from rising inventory.
