The National Association of REALTORS®’ latest second-quarter report shows a housing market that is still liquid but moving unevenly by region and metro. Home prices rose in 80% of metro markets, up from 71% in the first quarter, signaling that more local markets are supporting seller equity and transaction activity even as affordability remains a challenge for buyers. 

The regional numbers help show the market’s trajectory.
Northeast posted the strongest annual gain at $547,200, up 3.8%
Midwest at $340,800, up 3.6%
South rose more modestly to $380,000, up 1.0%
West was the only region to decline, slipping 0.8% to $637,900. 

That split matters because it points to where liquidity is building versus where pricing power is softening. In practical terms, the Northeast and Midwest are still showing upward momentum, the South remains steady, and the West appears to be cooling from a higher price base. 

The metro-level gains tell the same story. Beaumont-Port Arthur, Texas led the country with an 11.0% increase, followed by Naples-Immokalee-Marco Island, Fla. at 10.5%, Gulfport-Biloxi-Pascagoula, Miss. at 10.3%, Syracuse, N.Y. at 9.6%, Hartford-West Hartford-East Hartford, Conn. at 8.0%, Lansing-East Lansing, Mich. at 7.8%, Canton-Massillon, Ohio at 7.7%, Providence-Warwick, R.I.-Mass. at 7.4%, York-Hanover, Pa. at 7.4%, and Milwaukee-Waukesha-West Allis, Wis. at 6.8%. 

For title professionals, this is an important signal. Rising prices across a broad set of markets usually mean more equity, more mobility, and more opportunity for purchase transactions, but also more pressure on buyers and more sensitivity around cost, timing, and closing efficiency.
