A recent story covered the fact that a Hoboken home, a brownstone received an offer of $350,000 above its asking price, selling for $3.65 million. Of course, it was a pretty extensive home with six bedrooms and four-and-a-half bathrooms. But it’s still a lot of money to pay above the listing price when you think about it. It was actually approximately 10% more than the asking price.
This property had a lot of interest generated by the agent.
According to the story, there were over 70 groups that went through the property, which is significantly more than the broker had expected. The property is located on Garden Street, in a very exclusive Hoboken area. Ultimately, this transaction represented the most expensive home purchase in Hudson County.
So how did this property sell 10% over the asking price? Well, according to the agent there was a lot of staging that went into this property. In addition to the general staging, the home was completely painted on the exterior, and the agent put in the kind of furniture that they felt would appeal to the type of buyer they were looking to attract. Everything from changing countertops to replacing light fixtures. The agent also had the owner renovate the primary bathroom.
What made the property even more desirable was the fact that it was 21 feet wide. On top of its width, it also had 11-foot-high ceilings.
The desirable home located in Hoboken is particularly attractive because of the restaurants, the neighborhood feel, walkability and the access to different modes of transportation.
