When preparing your home for a showing to sell, here are some more tips you can put to work.

4. Something Smells Good
One of the unseen essentials for home buyers is the smells of a home. Some people recommend cooking chocolate chip cookies and others apple pies, but if someone is avoiding the sugar or isn’t into dessert, that may prove to be problematic. One tip to make a home smell fresh is to use the scent of pine needles. By simply boiling some pine needles, it will exude the fragrance of evergreen.

5. Lighting
Whatever you do, don’t skimp on good quality lighting. The right lighting can make a dark, small room look brighter and whiter. A well-lit room becomes much more attractive to buyers, especially if it’s natural light. If there is a good view, and make use of it and pull back the curtains and open up the blinds. Also make sure the overhead lighting bulbs and fixtures are cleaned. Another tip is to make sure that your entryway is also well lit. The last thing you want is an attractive curbside home moving from happy to dark and foreboding within three steps. Bring out the lights and bring in the buyers.

6. Furniture
Furniture these days becomes more important when you have buyers coming into a home to consider purchasing it. Young people aren’t interested in Grandma’s couches and ottomans. They are into clean, white and gray. It’s better to have an open space than to feature furniture that is worn, stained or dated. If you have to, invest in slipcovers, which are cost-effective and a way to keep old furniture from becoming a barrier to selling your home.

7. Mirrors
Where a mirror is placed can make a big difference when it comes to showing a home. Putting a mirror in the right spot can expand the living room, push out a parlor and carry more of the natural light into a room. Some people even go as far as placing a mirror above a fireplace or the sofa or console table.

8. Bathrooms
How do you make a bathroom more attractive? First thing is to make sure that your bathroom is hotel-room clean! Change the shower curtains and liners. Make sure the soaps are new and attractive. Toilet has to glisten. Also, make sure your towels are presented as if they are brand new and match the decor of the sight. You can lay out some new towels in areas that make it seem inviting. Also, make sure that personal hygiene items are kept out of you. Some people might consider putting out Q-tips in a glass cup, but cleaner and more open for me is much better.

9. Bedrooms
The bedrooms should be well lit and if they have good views of the outside, great. Open up the blinds and pull back the curtains. Also make sure that your bed has linens and pillows that are coordinated. It’s worth the investment buying a new quilt, especially if you’re showing your home in the fall. Sometimes the right artwork placed on the walls can do wonders. If you are on the shore, definitely have some ocean views or some landscapes. Ditch the wedding and kids photos.
