When trying to determine the value of a home, there’s so many factors that need to be considered.
We are not selling homes to Baby Boomers; right now we need to be presenting our properties with the new buyer in mind.
What goes into a new buyer’s mind? A great deal of what influences today’s first-time home buyer can be understood and identified by simply looking at some of the television shows that feature first-time buyer properties and fixer-uppers.
Recently some analysis was done with the Millennial mindset, what they’re looking for.
Some things that may be appealing to Millennial buyers might be clawfoot tubs, shiplap (which is rough pine paneling often used in barns and historic homes), very trendy bathroom accessories, brick and stone fireplaces.
According to some reports, Millennials are now comprising 42% of all home buyers today. Having the right design and features can make all the difference in the world for some sellers looking for a quick close.
In addition to having the right features, sellers are aware of the fact that with 24% of homes selling over list price, there’s a true buyer demand that is impacting the market.
Some of these home features that impact the value for the new buyer include:
- Solar panels
- Clawfoot tub
- In-law apartment
- Shiplap
- Landscaped path with deck lighting
- Exposed beam on ceiling
- Farmhouse sink
- Wainscot
- Fire pit
- Central vacuum
- Pergola floors
- Mud room
- Home theater
- Barn Door
- Hardwood floors
- Outdoor fireplace
